The Horse Stud Ranch, a part of Rocky Mountain Ranches, LLC is a working cattle ranch consisting of a total of 44 acres of deeded land plus 7 sections of deeded grazing rights and mineral rights on contiguous private lands located in Central Arizona. This small, easy to manage cattle ranch has paved access, a new modular home, a good set of working corrals and carries 56 head of cattle year-long in a cow/calf operation. Its gentle topography, good feed, plentiful water and easy access make it the ideal small cattleman’s ranch. The Stud Horse Ranch is located west of Ash Fork, Arizona. Access is provided by Interstate 40 to Ash Fork and historic Route 66 (Crookton Road). Many small dirt roads provide excellent access to the interior of the ranch. Cattle are available through private treaty.

The ranch is perimeter fenced and water is provided by Tom Lockett dirt tank located on the private parcel. This large dirt tank provides water to the ranch throughout the entire year. The improvements include a 2019 modular home on concrete footings with exterior decks, water storage tank, a well-built set of working corrals with a newer Powder River squeeze chute, and perimeter fencing.Topography is open grassland with sparse junipers, gentle, rolling hills, ridges and open valleys.This gentle, easy to work, cattle ranch historically has carried high-quality angus and charolais cattle. Its paved access, reasonable price and location make this ranch an excellent option for surrounding cattle operations as a holding pasture for bulls, weaned calves or steers.

Horse Stud Ranch Location

The Stud Horse Ranch is located north of west of Ash Fork, Arizona between I-40 and Crookton Road. Schools and services are located in the small town of Ash Fork, Arizona within a few miles of the ranch. The larger communities of Flagstaff and Prescott, Arizona are approximately 50 miles east and south of the ranch respectively.

Land Tenure

44 acres of deeded land with surface water rights to Tom Lockett tank. The ranch owner has deeded grazing access to seven sections (+/- 4,480 acres) of contiguous private land with a historical carrying capacity of 56 cattle year long.

Precipitation

Average annual precipitation is 13.9 inches per year. Occasional snows occur during the winter averaging 8.4 inches per year.

Improvements

Improvements consist of a newer 3 bedroom, 2 bath manufactured home on stem wall and concrete pad, fences, corral, dirt tank, storage tanks and livestock water tanks. Utilities include electricity to the home and a septic system. Water is hauled from the small town of Ash Fork and the home contains a new water storage tank.

Water

The ranch is well watered by the large Tom Lockett dirt tank located on the private parcel. There is an abandoned well on the private parcel. Prospective buyers are welcome to evaluate the well for its productivity, owner makes no representations in this regard.

Wildlife

Mule deer, bear, mountain lion, elk, coyote, quail and javelina.

Cattle

Cattle are available by separate treaty.

This is a small working cattleman’s ranch. It is a well-maintained, operating cattle ranch with easy year-round access. Feed and water are plentiful. Owner operates a cow-calf operation stocked with angus and angus, cross cattle. The well-built, maintained working corrals are located near the center of the ranch creating an efficient cattle management system. In this cow-calf operation, bulls remain on the herd year round and calves have consistent weaning weights averaging 525-550 pounds. Prescott Livestock Auction is less than 40 miles south in Chino Valley accessible by paved road.. Owner’s legal right to graze cattle on neighboring private lands is secured by a lawful, recorded deed.
